|Recommended: NoHonest improvement related review — To be honest, the biggest issue with this apartment community is the cleanliness and maintenance of the ground-floor hallways. The carpet throughout the hallway leading from the garage to my unit has multiple visible stains and often smells extremely stuffy and unpleasant. At times, the odor is so strong that my wife and I avoid using the interior hallway entirely and instead use the front entrance just to avoid walking through it.
For an apartment community marketed and priced as luxury or high-end, this level of hallway cleanliness is disappointing. Hallway carpets should be regularly deep-cleaned, maintained, or replaced when they become visibly worn and stained. Cleanliness in shared spaces matters just as much as the cleanliness inside the units because residents walk through these areas daily.
Another issue is the quality of the kitchen and bathroom cabinets. The cabinet surfaces appear to be wrapped rather than properly finished, and the wrap is visibly peeling and bubbling in several areas. It gives the impression of low-quality materials and aging finishes that have not been properly maintained.
Overall, the apartment layout and space itself are excellent, but the cleanliness standards and maintenance quality do not match the price point or “luxury” branding. Management should pay closer attention to hallway conditions, odor control, carpet maintenance, and material quality inside the units. If specific residents are contributing to hallway odor or cleanliness issues, stricter enforcement or maintenance standards should also be considered.

|Recommended: Yes5-6 Month Review — I wanted to come back to give another review since I have lived here for about 5-6 months now. I visited a lot of other complexes before choosing this one, and I still believe that there is no other place I'd have rather picked.
There have been a few minor issues that the staff took care of right away.
The maintenance crew has been extremely nice and great every interaction I have had with them, they do a great job of keeping this entire place looking clean inside and out. You always see them doing things.
Most of the other parking garages I have seen for apartments generally fill up a ton and have you parking on floors you don't live on, though I have NEVER experienced that here.
There is ALWAYS parking on your floor with plenty of extra spaces too.
The leasing staff and both property community managers are incredible helpful and kind as well, someone is always there as well to help and always have a big smile when doing so.
The only thing I can say about this place that could be improved, I am not sure how they would be able to do it but is the noise here sometimes.
You don't really hear your neighbors on the sides of you, but there is nearly no sound reduction between your apartment and the hallway.
As far as the location of the apartments, it is great. There is HEB and countless other great stores extremely close by, the tollway is a few blocks down the road and you do not hear it whatsoever either unless people are pretending it is Dallas North Raceway. Frisco square is always having events and the Toyota Stadium is quite close as well.
So, overall this place is great and I hope this review helps those when they are looking for a place to stay.

|Recommended: NoQuality of the property has been decreasing — I've noticed that the hallway carpets have become increasingly dirty, and the interior paint throughout the building is starting to chip. Additionally, I submitted a maintenance request back in March to address bubbling in the cabinets inside my unit, and it has yet to be resolved. Overall, it seems that the quality and responsiveness of maintenance services has declined. I'm moving out by the end of my lease.

The only issue I've had was that my AC was broken when I moved in, but the maintenance staff was VERY quick and friendly about responding and fixing the issue. It broke again a few days ago, and again, the maintenance staff was very quick about responding and fixing the issue.

|Recommended: NoAfter 9 months Modera, I noticed bugs in the laundry room July 2024, I am still seeing bugs in Oct 2024.
It took nearly 80 days for property mgt to take serious steps to control the issue.
They said bugs aren’t from TX, you must’ve brought them in entering through drains, unlocked windows, attic, laundry room construction. Identified as ROACHES.
I repeatedly asked them to check the attic dead alive bugs in light fixtures , seal the laundry room faucet, figure out how the bugs were entering.
Exterminator couldn’t identify the type of bugs, despite me providing a bag of dead bugs. After 80 days, he finally identified them as water bugs, although there are multiple types of bugs present. He changed his extermination method, sprayed outside, treated the drains once.
Upper management asked how they could rectify the situation, when I provided my request, he rejected every single one equaled me to pay , he has opted to deal with my attorney. NO to Modera Mill CreeK Res

Nice property, nice amenities, parking garage is clean and well maintained. The only reason I’m giving a 3 out of 5 stars is because of the amount of noise I can hear from my neighbors. When I am in the bedroom or bathroom I can hear their conversation, washing machine, if they have the kitchen sink on, blender, etc. They aren’t being excessively noisy, doing normal things. I wanted other renters to be aware, I’m assuming this has to do with the way this property was built.
